Architectural request packet

An owner request form and a board decision letter: approve, approve with conditions, or deny.

Notice + request tracker

A spreadsheet that works out deadline dates, highlights anything overdue and keeps a status page. Opens in Excel or Google Sheets.

How it works

Kindly Board makes the hard parts of HOA board work clear. We build state-specific tools for volunteer boards, starting with violations and notices: what to send, in what order and by when, with letters ready to fill in and a record of every step.

We research each state's statutes and watch for changes. Every deadline is checked against the official statute text and a second source, and shown with its law section so you can check it yourself. Your tools run on your own computer, so we never see your owners' information.

  • Know the next step. Steps, order and deadlines for your state.
  • Firm, fair and kind. Enforce the rule without starting a feud.
  • Same process, every owner. A record of every step.
  • Board work in an evening, not a weekend. Time back, and clean handovers.
  • Current and private. Kept current as laws change. We never see owner data.

Not legal advice. Not a law firm. Always check your governing documents.

  • Built around your state's rules, from the first notice to the final decision.
  • Kept current as laws change, so your board isn't working from an old checklist.

Honest answers

Is this legal advice?

No. Kindly Board makes plain-English letters, forms and checklists based on each state's HOA laws. We are not a law firm. Your declaration, bylaws and rules may add steps, so check them, and talk to an attorney when a situation calls for one.

Which states do you cover?

Arizona, California, Colorado, Florida, Georgia, Illinois, North Carolina and Texas. The welcome letter works in any state. In another state? Pick it here and we'll email you the day it's ready. Maryland, New York and New Jersey are next.

Do the kits work for condo associations?

The state kits are written for homeowners' associations, not condominium associations. The welcome letter works for both.

What do I need to open the files?

Word, Google Docs or Pages for the letters, and Excel or Google Sheets for the tracker. PDF copies are included too.
